The problem

This Austin home's water system had a buried problem — literally. The before photo shows the meter box: open, filled with dirt, with the old line and shutoff buried in it. The pressure regulator was due for replacement, and a shutoff you can't reach quickly isn't much of a shutoff.

What we found

The pressure regulator and the homeowner shutoff at the meter both needed to go, and the water line's routing made the system harder to service than it should be. One visit could fix all of it — and add water conditioning while the system was open.

What we did

We replaced the pressure regulator and the homeowner shutoff at the meter, rerouted the water line through the wall to the crawl space, and installed a water conditioner. The after photo is the same spot: a clean, finished valve box with a new riser, closed up and accessible.

The result

Steady, regulated pressure, a shutoff the homeowner can actually reach, a cleaner line route, and conditioned water — the whole system sorted in a single visit.
